1. General Information
• These Terms & Conditions (the “Terms”) govern all reservations, bookings, and stays at Sunset Hotel Corfu, operated by POLITIS S.A., with registered address at Alikes Potamou, Corfu, Greece (hereinafter referred to as the “Hotel”, “we”, “us”, or “our”).
• These Terms constitute a legally binding agreement between the Hotel and the guest (hereinafter the “Guest”).
• By completing a reservation, the Guest confirms that they have read, understood, and accepted these Terms in full.
• These Terms & Conditions govern both the use of the website and the contractual relationship arising from hotel reservations, unless otherwise specified.
2. Booking and Reservations

• Other authorized booking channels A booking is considered confirmed only upon issuance and receipt of a confirmation email by the Hotel. The Guest is responsible for providing accurate and complete information at the time of booking. The confirmation email, booking details, and acceptance of these Terms & Conditions constitute proof of the transaction and the Guest’s agreement. The Hotel shall not be liable for booking requests that are not completed or confirmed due to technical errors, system failures, or interruptions beyond its control.

3. Booking Acceptance
3.1. Acceptance of Terms
By completing a reservation through the booking engine provided by BookOnlineNow, the Guest confirms that they have actively accepted these Terms & Conditions during the booking process.
3.2. Booking Conditions
The Guest further confirms that:
• They have reviewed all booking details prior to confirmation
• The total price, including applicable charges, has been clearly displayed
• The applicable rate conditions, including cancellation and payment terms, have been presented before finalizing the booking
• Once confirmed, the reservation may only be modified or cancelled in accordance with the applicable rate conditions
3.3. Binding Effect of Reservation
The reservation is considered final and binding once the “Complete Booking” or equivalent confirmation action is selected and a booking confirmation email is issued by the Hotel.
3.4. Conclusion of Contract
The contract between the Guest and the Hotel is concluded at the moment the booking confirmation is issued. Prior to confirmation, the Guest has the opportunity to review and correct all information.
4. Prices and Taxes
• Prices are displayed in Euro (EUR) and include all applicable taxes and charges, unless otherwise explicitly stated during the booking process.
• The final price payable by the Guest is the price displayed at the time of booking confirmation.
• The Hotel ensures full price transparency in accordance with applicable consumer protection legislation.
• We reserve the right to modify prices at any time prior to booking confirmation.
5. Accommodation Tax (Climate Resilience Fee)
In accordance with applicable Greek legislation, an additional Accommodation Tax (Climate Resilience Fee) is applied per room, per night, and is not included in the displayed room rates unless explicitly stated.
The applicable rates are:
• Low season (November – March): €1.50 per room, per night
• High season (April – October): €5.00 per room, per night
This tax:
• Is imposed by the Greek authorities
• Is payable by the Guest at the Hotel premises upon arrival or departure
• Is typically collected in cash
The total amount payable is calculated based on the number of nights of the stay and the applicable seasonal rate. The applicable amount is clearly communicated to the Guest during the booking process prior to confirmation. The Hotel reserves the right to adjust this charge in accordance with changes in applicable legislation. By completing the booking, the Guest acknowledges and agrees to the payment of this mandatory tax.
6. Payment Terms
Payment conditions may vary depending on the selected rate and booking conditions. The following payment terms may apply:
• A valid credit or debit card may be required to secure the reservation
• Prepayment or deposit may be required for certain bookings
• Full payment may be required upon arrival or prior to arrival, depending on the rate
By providing payment details, the Guest authorizes the Hotel to charge the applicable amounts in accordance with the selected rate conditions. The Guest confirms that they are the authorized holder of the payment method used. The Hotel reserves the right to perform pre-authorization
checks on the provided payment method. Payments are processed securely via third-party payment providers. The Hotel shall not be liable for errors or failures attributable to such providers.
7. Payment Authorization and Chargeback Protection
7.1. Payment Authorization
During the booking process, the Guest provides payment details to secure the reservation. By submitting payment details, the Guest:
• Authorizes the Hotel to charge the applicable amount according to the selected rate conditions
• Confirms they are the authorized user of the payment method
• Accepts that charges may be applied in accordance with the cancellation and no-show policy
The Guest acknowledges that such authorization constitutes consent for the Hotel to process the transaction in accordance with the agreed booking terms.
7.2. Pre-Authorization and Verification
The Hotel reserves the right to:
• Perform pre-authorization checks on the payment method
• Request additional verification (e.g., ID, proof of card ownership)
• Refuse or cancel a reservation where payment authorization is declined or cannot be verified
7.3. Chargeback and Dispute Resolution
Any charge applied by the Hotel shall be based on the confirmed booking terms, the applicable cancellation policy, the selected rate conditions, or other amounts lawfully due in connection with the reservation or stay. Where reasonably possible, the Guest is encouraged to contact
the Hotel before initiating a chargeback or payment dispute, so that the matter can be reviewed and, where appropriate, resolved directly. This does not limit any statutory rights of the Guest or any rights available under applicable payment card scheme rules. The Hotel reserves the right to provide evidence of the transaction, including booking confirmations, payment authorisation records, cancellation terms, no-show records, timestamps, IP logs, and communication records, to banks, payment providers, card schemes, or other competent bodies for the purpose of responding to or contesting a chargeback or payment dispute.
Where a chargeback or payment dispute is found to be fraudulent, abusive, or knowingly unfounded, the Hotel reserves the right to seek recovery of the relevant amount, associated costs, and any other remedy available under applicable law.
8. Cancellation & No-Show Enforcement
8.1. Binding Agreement
By completing a booking, the Guest enters into a legally binding agreement with the Hotel. All cancellation policies:
• Are clearly presented before booking
• Are accepted by the Guest at the time of reservation
8.2. No-Show and Late Cancellation Charges
In case of:
• No-show (failure to arrive without cancellation)
• Late cancellation (outside the allowed period)
The Guest agrees that:
• The Hotel is entitled to charge the applicable cancellation fee, which may amount to up to 100% of the reservation value, depending on the selected rate conditions. The Guest acknowledges that applicable cancellation and noshow charges constitute agreed contractual fees and not
penalties. No refunds shall be due where cancellation or no-show charges apply in accordance with the agreed rate conditions.
8.3. Cancellation and Rate Conditions
At the time of booking, the Guest selects a specific rate, which includes clearly defined cancellation and payment conditions.
These conditions are:
• Displayed before the final booking step
• Confirmed by the Guest during the reservation process
• Included in the booking confirmation email
By completing the reservation, the Guest explicitly agrees to these conditions. In the event of cancellation, modification, or no-show:
• The applicable charges are applied strictly in accordance with the selected rate conditions
• These charges represent agreed contractual compensation for reserved services
No refunds shall be due where cancellation or no-show charges apply in accordance with the agreed rate conditions.
9. Evidence of Booking and Transaction
The Hotel may retain electronic records relating to the booking and transaction, including booking confirmations, payment authorisation records, cancellation terms, no-show records, timestamps, IP logs, system records, and communication records. Such records may be used by the Hotel as evidence of the booking, the Guest’s acceptance of the applicable booking terms, the completion of the transaction, and any related payment, cancellation, no-show, or chargeback dispute. The Hotel may provide such records to banks, payment providers, card schemes, competent authorities, or other relevant bodies where necessary for fraud prevention, payment verification, dispute resolution, chargeback response, legal compliance, or the protection of the Hotel’s rights.
The processing of any personal data contained in such records is carried out in accordance with the Hotel’s Privacy Policy and applicable data protection law.
10. Check-in and Check-out

Guests are required to present valid identification upon checkin, in accordance with applicable legal requirements. The Hotel reserves the right to refuse early check-in or late check-out where not available.
11. Guest Responsibilities
Guests agree to:
• Use the accommodation responsibly and in accordance with hotel rules
• Respect other guests and staff
• Not cause damage to property
The Guest will be held responsible for any damage caused during their stay and may be charged accordingly.
11.1. Zero Tolerance Policy
The Hotel enforces a zero-tolerance policy against inappropriate, offensive, abusive, threatening, harassing, violent, unlawful, or seriously disruptive behaviour towards its staff, partners, representatives, or other guests, as well as against conduct that endangers the safety of persons, property, or the proper operation of the Hotel. In the event of a serious breach of this provision, unlawful conduct, threat to safety, harassment, violence, serious disturbance of the Hotel’s operation, or damage to property, the Hotel may terminate the Guest’s stay, request the Guest’s
departure from the Hotel premises, refuse further services, and notify the competent authorities where necessary or required by applicable law.
Any amounts retained or charged shall be limited to amounts lawfully due under the booking terms, services already provided, damage caused, or other amounts permitted by applicable law. The Hotel also reserves the right to seek compensation for any damage caused by the Guest’s conduct, in accordance with applicable law.
12. Children and Minors
Minors must be accompanied by a parent or legal guardian. The Hotel reserves the right to refuse accommodation to unaccompanied minors.
13. Use of Booking Systems
Our website uses a booking engine provided by BookOnlineNow. By making a booking, you acknowledge that:
• Your reservation is processed through this system
• Additional terms and conditions may apply to the use of the booking platform.
The Hotel shall not be liable for technical errors, interruptions, or failures attributable to the booking system provider. The use of the online booking system may also be subject to BookOnlineNow’s applicable Terms of Use and Privacy Policy. Guests are encouraged to review those terms and policies before completing their reservation.
14. Intellectual Property Rights
All content available on the website, including but not limited to text, images, photographs, graphics, logos, design, layout, trademarks, and software, is the property of Sunset Hotel Corfu (POLITIS S.A.) or its licensors and is protected by applicable intellectual property laws. Users are granted a limited, non-exclusive, non-transferable right to access and use the website for personal, non-commercial purposes only. Any reproduction, distribution, modification, publication, transmission, display, or exploitation of any content, in whole or in part, without prior written consent of the Hotel, is strictly prohibited. Unauthorized use of the website content may result in legal action, including claims for damages and injunctive relief.
15. Image Licensing and Use of Visual Content
All images, photographs, videos, and other visual materials displayed on the website or used in connection with the Hotel’s services (the “Visual Content”) are either:
• owned by the Hotel; or
• licensed to the Hotel by third parties (including photographers, agencies, or content providers); or
• used with the permission of the respective rights holders.
The Visual Content is protected by applicable intellectual property and copyright laws and may not be copied, reproduced, distributed, modified, or otherwise used without the prior written consent of the Hotel or the relevant rights holder. Where Visual Content is provided by third parties, such content remains subject to the licensing terms agreed between the Hotel and the respective provider. Unauthorized use by users or third parties may result in legal liability. Where guests or users submit or provide images to the Hotel (including through bookings, communications, or social media), such content shall be governed by the applicable User Generated Content and Social Media Reuse provisions. The Hotel undertakes to use all Visual Content in accordance with applicable licensing rights and legal requirements. The Hotel does not warrant that use of third-party Visual Content by users will not infringe the rights of third parties.
16. Social Media and Guest Content Reuse
The Hotel may identify photographs, videos, reviews, tags, mentions, or other content published by guests or users on social media platforms or provided directly to the Hotel, where such content relates to the Hotel, its premises, services, brand, or the guest’s stay. Tagging, mentioning, posting, or publicly sharing content about the Hotel does not, by itself, authorise the Hotel to reuse that content for advertising, marketing, or promotional purposes. The Hotel will request and obtain prior affirmative consent before using identifiable guest content for its own marketing
materials, including use on the Hotel’s website, social media accounts, newsletters, digital advertising, printed advertising materials, or other promotional channels.
Consent may be obtained by written confirmation, direct message, email, signed form, or another verifiable affirmative action clearly confirming that the guest or content owner agrees to the Hotel’s reuse of the specific content. Where consent is provided, the guest or content owner grants the Hotel a non-exclusive, worldwide, royalty-free license to use, reproduce, publish, display, and share the approved content for promotional, marketing, and advertising purposes connected with the Hotel’s services, until such consent is withdrawn. The Hotel will use such content in a lawful, fair, respectful, and non-misleading manner and will not materially alter it in a way that distorts its original meaning. Where the content includes identifiable individuals other than the person providing consent, the Hotel may request confirmation that the necessary permissions have been obtained from those individuals before using the content.
The guest or content owner may withdraw consent at any time by contacting the Hotel. Following withdrawal, the Hotel will cease further use of the content within a reasonable timeframe, to the extent technically and commercially feasible, without prejudice to any prior lawful use.
17. Intellectual Property Rights Infringement and Content Removal Procedure
This procedure shall apply without prejudice to any other legal rights or remedies available to the Hotel under applicable law. The Hotel respects the intellectual property rights of third parties and expects all users of its website and services to do the same. If you believe that any content available on our website or used by the Hotel infringes your intellectual property rights, you may submit a written notice requesting the removal of, or disabling access to, such content.
Your notice must include at least the following information:
• Identification of the copyrighted work or other protected content that you claim has been infringed.
• Identification of the allegedly infringing material and its exact location (e.g., URL or sufficient description).
• Your full name, contact details (email address and/or postal address) and, where applicable, evidence demonstrating your ownership of the rights or your authorization to act on behalf of the rights holder.
• A statement that you have a good faith belief that the use of the material is not authorized by the rights holder, its authorized representative, or applicable law.
• A statement that the information contained in your notice is accurate and that you are the rights holder or are duly authorized to act on the rights holder’s behalf.
Upon receipt of a valid and complete notice, the Hotel reserves the right to:
• Remove or disable access to the allegedly infringing content;
• Request additional information or supporting documentation where reasonably necessary; and
• Notify, where appropriate, the person or entity that submitted or provided the relevant content.
The Hotel will review each request and act within a reasonable period, taking into account the nature, complexity, and circumstances of the matter. In cases of repeated or persistent intellectual property rights infringements, the Hotel may take any appropriate action, including restricting or terminating access to its services. The submission of false, misleading, or fraudulent claims may result in civil and/or criminal liability under applicable law. Nothing in this Section shall be construed as an admission or acceptance of any liability on the part of the Hotel.
18. Prohibited Use – Automated Access and Data Extraction
The use of automated systems or software to extract data from the website for commercial or non-commercial purposes (“screen scraping”, “data scraping”, “data mining”, “web harvesting”, or similar activities) is strictly prohibited without the prior written consent of the Hotel.
Users shall not:
• Access, monitor, or copy any content or information from the website using any robot, spider, crawler, scraper, script, or other automated means
• Use any manual process to extract or reproduce website content for purposes not expressly permitted under these Terms
• Circumvent or attempt to circumvent any technical measures implemented to restrict access or protect the website
• Use any data obtained from the website for competitive, commercial, or unlawful purposes
The Hotel reserves the right to:
• Block or restrict access to users, IP addresses, or systems engaging in such activities
• Take legal action, including claims for damages and injunctive relief
• Report abusive or unlawful behavior to relevant authorities
Any unauthorized extraction or use of website content may constitute a violation of intellectual property rights, database rights, and applicable laws. This prohibition applies regardless of the purpose of use and includes the use of artificial intelligence systems for data extraction or analysis.
19. Limitation of Liability
Nothing in these Terms & Conditions shall exclude or limit liability where such exclusion is not permitted under applicable law. To the maximum extent permitted by law:
• The Hotel shall not be liable for any indirect, incidental, or consequential damages
• The Hotel does not guarantee uninterrupted or error-free operation of the website or booking system
• Guests are responsible for taking reasonable care of their personal belongings. Nothing in these Terms excludes or limits any liability of the Hotel that cannot be excluded or limited under applicable law, including any mandatory liability rules applicable to hotelkeepers.
20. Force Majeure
The Hotel shall not be liable for failure or delay in performance caused by events beyond its reasonable control, including but not limited to natural disasters, government restrictions, strikes, pandemics, or technical failures.
21. Good Faith and Fair Use
Both parties agree to act in good faith in the performance of this agreement. The Guest shall not misuse the booking system, attempt fraudulent transactions, or provide false information.
22. Consumer Rights and Information
In accordance with applicable consumer protection laws, the Guest is provided with clear information regarding:
• The identity of the Hotel
• The total price of the services
• Payment and cancellation conditions
• The duration of the contract (stay)
Accommodation services are time-specific services, and therefore the right of withdrawal (14-day cooling-off period) under EU consumer law does not apply, in accordance with applicable EU consumer protection legislation.
23. Privacy and Data Protection
Personal data provided during booking or during the stay is processed as described in the Hotel’s Privacy Policy and in accordance with applicable data protection law. Guests are encouraged to review the Hotel’s Privacy Policy and Cookies Policy for further information about the processing of personal data, cookies, legal bases, retention periods, recipients, and their rights.
24. Data Retention and Processing
Personal data is retained for as long as necessary for:
• The performance of the contract
• Compliance with legal obligations
• The resolution of disputes
Personal data may be shared with third-party service providers (e.g., booking systems, payment providers), who act as data processors on behalf of the Hotel and process such data in accordance with applicable data protection laws.
25. Amendments and Modifications
We reserve the right to modify these Terms & Conditions at any time. The applicable version will be the one in effect at the time of booking. Any changes will be published on the website. Changes to these Terms shall not affect reservations already confirmed before the date of publication of the updated Terms, unless such changes are required by applicable law or are more favourable to the Guest.
26. Complaints and Dispute Resolution
Guests are encouraged to contact the Hotel directly for any complaint or issue relating to their booking, stay, payment, or hotel services, so that the matter can be reviewed and addressed promptly. This does not affect any mandatory consumer rights or the Guest’s right to seek judicial or other remedies available under applicable law. Complaints relating specifically to the processing of personal data may be submitted in accordance with the Hotel’s Privacy Policy.
27. Governing Law and Jurisdiction
These Terms & Conditions are governed by Greek law. Any dispute arising out of or in connection with these Terms & Conditions shall fall under the jurisdiction of the competent courts of Corfu, Greece, to the extent permitted by mandatory consumer protection law and without prejudice to any mandatory consumer rights under applicable law.

29. House Rules and User Responsibilities
29.1. Pets Policy
Pets are not permitted on the Hotel premises. This restriction is in place due to health and safety considerations, including allergies and sensitivities of other guests. The Hotel reserves the right to refuse accommodation or terminate the stay in case of non-compliance.
29.2. Website, Booking System and User Data Responsibilities
By using our website, booking system, or services, you confirm that:
• The information you provide is accurate, complete, and up to date
• You are authorised to provide any personal data relating to other individuals
• You are legally capable of entering into binding agreements
• You will not provide unlawful, inaccurate, misleading, or unauthorised data
You are responsible for any consequences resulting from inaccurate, incomplete, or unlawful data provided by you.
29.3. Swimming Pool – Terms of Use and Regulations
Use of the swimming pool is permitted exclusively to guests staying at the Hotel. Users are required to use the swimming pool responsibly, with due care, and in accordance with the posted safety rules, these Terms, and the instructions of Hotel staff. The swimming pool operates during the following hours:
• Operating hours: 11:00 – 18:30
• Use of the swimming pool outside the above hours is strictly prohibited.
For reasons of safety, hygiene, and the proper operation of the facilities, users are required to comply with the following rules:
• Diving into the pool is strictly prohibited
• Running, physical or intense activity, and any form of hazardous play in or around the pool area are strictly prohibited
• Users must comply with all posted safety rules and the instructions of the Hotel staff
• Minors are permitted to use the pool only under the continuous supervision of an adult guardian
The Hotel reserves the right:
• To restrict or prohibit the use of the swimming pool to any person who does not comply with the above rules
• To temporarily suspend the operation of the swimming pool for reasons of maintenance, safety, or force majeure
The Hotel shall not be liable for accidents, injuries, or damages arising from failure to comply with these rules or from improper, reckless, or negligent use of the swimming pool, except where liability cannot be excluded or limited under applicable law. Users are required to use the swimming pool with due care and responsibility, taking into account other guests and the nature of the facilities.
